Black Oak and MCB Acquire Grocery Anchored Shopping Center for Redevelopment in Northern New Jersey

A joint venture between Black Oak Associates and MCB Real Estate, commercial real estate developers headquartered in Maryland, acquired a 54,000 square foot grocery anchored shopping center for $10.5 million on January 30, 2014. The property was purchased from Mount Kellett Capital Management, LP, owner of A&P, and was structured as a sale lease back transaction.

The shopping center is anchored by Pathmark, one of A&P’s grocery store banners, and is located in Belleville, New Jersey, about 10 miles west of New York City. The center benefits from exceptional population density, with over 50,000 people within one mile and over 180,000 people within two miles of the property. The site totals 10 acres, which creates the opportunity to develop over 20,000 square feet of new retail space in the future.

Maryland Group enters N.C., buys Hicone Retail Center in Greensboro

A Maryland-based commercial real estate development and investment group has purchased the 90,000-square-foot Hicone Shopping Center in northeast Greensboro for $7.2 million.

Black Oak Associates, the Owings Mills, Maryland headquartered commercial real estate development and investment group, purchased Hicone Shopping Center, a 90,000 square foot grocery-anchored shopping center in Greensboro, North Carolina for $7.2 million. The shopping center is anchored by Food Lion and CVS and is located at the intersection of Hicone Road and Rankin Mill Road, minutes away from Highway 29 and downtown Greensboro. In addition, Hicone Shopping Center is home to numerous other national tenants and local tenants that meet a wide range of everyday needs. Currently, the center is over 85% leased and has additional pad acreage available for future developments. Black Oak will be working with Nancy Cox and her team at NAI Piedmont Triad, the leasing representative for the property.

New Owner for Owings Mills Shopping Center

Black Oak Associates buys New Town Village Shopping Center for $22.5 million

An Owings Mills-based real estate investment and development group has bought the New Town Village Shopping Center in Owings Mills for $22.5 million, the buyer announced Wednesday. Black Oak Associates, whose investment portfolio contains 13 shopping centers, purchased the Giant Food-anchored shopping area from New Town Village Business Trust, a joint venture of Kimco Realty Corp. and Jones Lang LaSalle, Black Oak said in a statement. The 117,000-square-foot shopping plaza is on Lakeside Boulevard at Groffs Mill Drive. In addition to the grocery store, New Town contains a Merritt Athletic Club, a Starbucks, an M&T Bank branch, and several independent restaurants and shops, the statement said. The shopping center is more than 94 percent leased. Black Oak has hired KLNB Retail to act as New Town's leasing agent. Black Oak has also purchased shopping centers in Cumberland and Laurel in the past 18 months.

Westminster Shopping Center Plugs Future of Electric Cars

One could think of the electric vehicle charging station at Westminster's College Square shopping center as a single point in a widening state-, region- and nation-wide grid.

The two plug-in devices, installed in January, have had very little use so far — literally just a few charges.

But advocates of the electric vehicle market believe that will change.
